Cal Inspections is a team of professional building inspectors covering residential and commercial property across California. That's the whole business. We don't do repairs, we don't take referral fees, and we don't have a preferred-contractor list.

Why independence is the whole product

California doesn't license home inspectors. There's no state board, no mandatory exam, no required insurance. Anyone can print business cards tomorrow. That puts the burden of judging competence entirely on you, at exactly the moment you're least equipped to do it — mid-escrow, on a deadline, in a market you don't inspect for a living.

So here's what we'd tell you to check, about us or anyone else:

  • Certification through a recognised national body, with current continuing education. Ask to see it.
  • Errors & omissions plus general liability coverage. California requires neither. Its absence tells you something.
  • No repair work, ever. Section 7197 of the Business & Professions Code makes repairing a property you inspected within the past 12 months unlawful — but plenty of operators work around it through referral arrangements.
  • A sample report you can read before booking. If they won't show you one, there's a reason.
  • Willingness to be there with you at the end. An inspector who emails a PDF and disappears has sold you a document, not an inspection.

Our standard of care

Section 7196 of the California Business & Professions Code requires an inspector to conduct a reasonably competent and diligent inspection to identify material defects in the condition of the structure, its systems and its components.

That's the legal floor. Our internal standard adds three things it doesn't require:

  • Photograph and locate every significant finding
  • Rank findings so priority is unambiguous
  • Stay reachable through your entire contingency period
