Scope of a home inspection

A home inspection performed by Cal Inspections is a non-invasive, visual examination of the readily accessible systems and components of a property at a single point in time, conducted in accordance with California Business & Professions Code sections 7195 through 7199 and the standards of practice of our certifying body.

What an inspection is not

It is not a warranty or guarantee of any kind, express or implied, on the condition or future performance of the property or any component. It is not an appraisal, a code-compliance inspection, a permit-history review, a wood-destroying organism report, an environmental assessment, or a geotechnical survey. We do not predict remaining service life or future failures.

Limitations

We do not dismantle equipment, open finished surfaces, lift floor coverings, move stored belongings, or enter areas that are unsafe or not reasonably accessible. Any area not inspected, and the reason, is identified in the report.

The report

The report is prepared for the exclusive use of the client named in it and may not be relied upon by any other party without our written consent. It reflects conditions observed on the date of inspection only.

No repair work

Consistent with California Business & Professions Code section 7197, we do not perform repairs on any property we have inspected within the preceding twelve months, and we do not accept compensation for referring repair work.

Payment and cancellation

Fees are quoted in writing before scheduling and are due on or before the date of inspection. Inspections may be rescheduled without charge where we receive at least twenty-four hours' notice. Cancellations made with less than twenty-four hours' notice, and appointments at which our inspector is unable to gain access to the property, may be subject to a call-out charge reflecting the time reserved. We will always confirm any such charge with you before applying it.

Limitation of liability and claims period

Our liability arising from an inspection is limited to the extent permitted by California law. Under section 7199 of the Business & Professions Code, any action arising from a home inspection must be brought within four years of the date of that inspection. Nothing in these terms purports to limit any liability that cannot lawfully be limited.

Governing law

These terms are governed by the laws of the State of California.
