What does the warranty actually cover?
It is a 12-month limited warranty administered by our warranty partner, covering roof leaks, major appliances, and core electrical, plumbing, HVAC and structural components against failure during the term. Each category carries its own coverage limit and, in some cases, a deductible. We send you the full schedule of limits and exclusions before you book — read it, because the limits are the whole story with any warranty.
What does it not cover?
Pre-existing defects, including anything identified in your inspection report. That is not a loophole, it is how every warranty of this kind works: it protects against things that fail after you buy, not things that were already broken. Cosmetic issues, ordinary wear, and anything excluded in the policy schedule also fall outside it. If your report flags a failing water heater, the warranty will not replace it.
Is it really free?
Yes — it is included in the inspection fee, not sold as an add-on, and it is not a trial that converts into a paid subscription. We are not paid a commission on claims. If you would rather have a broader paid home warranty as well, that is a separate product and we do not sell it.
When does cover start and how long does it run?
Cover runs for 12 month from closing, so it spans a full seasonal cycle — a first summer of heat load and a first winter of rain, which is when latent problems tend to surface. It is registered automatically when your report is delivered.
How do I make a claim?
Contact our warranty partner directly using the details on your warranty certificate. We are not the administrator and do not adjudicate claims, which is deliberate — an inspector who also decided claims would have an obvious conflict. If you are struggling to get a straight answer, call us and we will help you push.
Does the warranty change how you inspect?
No, and it must not. We report what we find, in full, exactly as we would without it — even where reporting a defect means the warranty will not cover it. Our only revenue is the inspection fee.
