Home inspections in San Diego, California

Certified, independent inspections across San Diego County. Photo-documented report within 24 hours, findings ranked by what actually matters, and we never sell you the repairs.

What we look for in San Diego

San Diego's coastal band, inland valleys and canyon lots each stress a house differently. Salt air works on anything metal near the coast, while canyon-rim properties raise slope-stability and drainage questions.

Every inspection covers the same systems to the same standard. What changes locally is where experience tells us to look hardest — and in San Diego, that means:

  • Salt-air corrosion of flashing, panels, condensers and fasteners near the coast
  • Slope stability, retaining walls and runoff on canyon-rim lots
  • Slab-on-grade moisture intrusion in mid-century inland tracts
  • Aging cast-iron and Orangeburg sewer laterals in older neighborhoods

None of this replaces inspecting the specific property in front of us. Local patterns tell us where to concentrate; they never substitute for what we actually find on the day.

San Diego questions

How much does a home inspection cost in San Diego?

Our San Diego inspections start at $375 for properties up to 1,500 square feet and $450 for a typical 1,500–2,500 square foot home. The fee is flat, quoted from the address before you book, and doesn't change on the day. Add-ons such as sewer scope or a termite and WDO inspection are priced separately and listed on our pricing page.

How quickly can you inspect a property in San Diego?

Usually within the same week, and frequently within 48 hours. Tell us your contingency deadline when you call and we'll schedule backwards from it. The report follows within 24 hours of the walkthrough.

Do you inspect condos and townhomes in San Diego?

Yes. We inspect everything inside the unit boundary plus the accessible systems serving it, and the report is explicit about where owner responsibility ends and the association's begins — the single most common source of confusion in San Diego County condo purchases.
