The 11-month warranty inspection: the highest-return inspection most owners never book
New construction usually carries a twelve-month builder warranty. Most owners let it lapse without ever testing it.
If you bought new construction, your builder almost certainly provided a one-year warranty on workmanship and materials. It expires twelve months after closing, and the overwhelming majority of owners reach that date without ever having systematically looked for covered defects.
Why month eleven specifically
You want enough time to submit a claim, have the builder inspect, and get the work scheduled before coverage lapses. Booking at month eleven leaves roughly four weeks — tight but workable. Booking at month twelve leaves nothing.
You also want the house to have gone through a full seasonal cycle. Materials move. A first summer of California heat and a first winter of rain will have surfaced settlement cracking, framing shrinkage, grading and drainage problems, roof and flashing defects, and HVAC performance issues that simply were not visible at your final walkthrough.
What typically shows up
- Drywall cracking and nail pops from framing shrinkage
- Grading that has settled and now directs water toward the foundation
- Roof flashing, tile and underlayment defects invisible from the ground
- HVAC systems that were never properly balanced or commissioned
- Plumbing fixtures and connections that have loosened or begun weeping
- Window and door adjustment, seal failure and flashing defects
- Incomplete attic insulation coverage — extremely common and easy to miss
What it is worth
An 11-month inspection costs a few hundred dollars. The covered defects it typically surfaces run into the thousands, and the builder pays for them. As a return on a few hundred dollars, nothing else in the inspection catalogue comes close.
Bring documentation. A written, itemised, photographed list submitted before expiry is far harder for a builder to deflect than a phone call describing a crack in the hallway.
